Moroccans become second largest foreign property buyers in Spain

Moroccan buyers have surged to become the second-largest group of foreign property investors in Spain, acquiring 5,731 homes by the end of June 2025, according to the General Council of Notaries. British nationals remain the top foreign buyers, but Moroccans are closing the gap, trailing by only 77 properties.

In the first half of 2025, foreign property purchases were led by Britons (8.1%), followed closely by Moroccans (7.9%), and Germans (6.7%). Unlike many British buyers, who often remain non-residents, Moroccan investors generally settle in Spain. High acquisition rates were recorded across most regions, particularly in Murcia (38.7%), Navarre (37%), La Rioja (26.8%), and Extremadura (23.5%), with significant presence in Castile-La Mancha, Andalusia, Aragon, Castile and León, Catalonia, and the Basque Country.

The growing interest of Moroccans in Spanish real estate began in 2011, with 904 properties purchased, and accelerated during the COVID-19 pandemic, with 2,918 purchases in early 2020 and 4,533 in the second half of the year. In 2021, Moroccan buyers exceeded 10,000 acquisitions for the first time, slightly dropping in subsequent years before surpassing 10,000 again in 2024.

Despite this growth, Moroccans pay the lowest price per square meter, averaging €747, far below Americans, Swiss, Swedish, Norwegian, and German buyers. Overall, foreign property purchases increased in most regions, with sharp rises in Asturias (+30.8%), Castile and León (+25.9%), Galicia (+14.3%), and Castile-La Mancha (+11.7%), while declines were reported in the Canary Islands, Balearic Islands, Navarre, and Valencia.

To purchase property in Spain, foreigners need a NIE (foreigner identification number), while residents use their personal ID number.
